Rail yards development application submitted to City

The application to develop the 72-acre rail yard adjacent to the Curtis Park neighborhood was submitted to the City on June 1 by developer Paul Petrovich of Petrovich Developers.

Petrovich Developers proposes to fill what has long been vacant land with over 230 single-family homes, 310 multi-family units, five acres of mixed-use development and 15 acres of commercial development. A five- to six-acre park, which will also serve as a storm water retention basin, is proposed for the middle of the site.

In addition, the developer proposes to build seven new houses on 24th Street on the vacant land between 10th Avenue and Coleman. The filing of the development application for what is being called Curtis Park Village signals the start of what will undoubtedly be a lively and thorough discussion of traffic, compatible development and design issues.

Traffic looms as the biggest issue for many neighbors. Two options for vehicle traffic connection to existing streets have been submitted to the City. Common to both options are a new street with a signal at Sutterville, a block west of 24th Street; a street connection to Portola Way (requiring the removal of two houses now owned by the developer) near the Portola Way/ Marshall Avenue/Fourth Avenue intersection; and a street connection at Donner Way and 24th Street. The second option adds a connection to the new development at Fifth Avenue. Under both options, a pedestrian connection is proposed for 10th Avenue.

City planners are currently reviewing the application to determine if it is complete. The environmental review process will begin soon with scoping meetings to review public input on the issues that should to be included in the environmental review process. The scoping meeting is not yet scheduled.

We can look forward to having many neighborhood meetings on this proposed project. The rail-yard development is SCNA's top priority matter.
